The company accepts no liability for any loss, expense, damage, delay, or inconvenience resulting from such use or reliance.

4. Accuracy, Risks & Due Diligence
While the company makes reasonable efforts to provide accurate and up-to-date information, it does not guarantee the completeness, accuracy, reliability, or correctness of any information provided on the website, in correspondence, or through its services.
Real estate investment involves substantial risk. Such risks may include, without limitation, changes in market conditions, fluctuations in property values, rental income variability, vacancy, financing costs, currency exchange changes, construction delays or issues, hidden defects, legal or regulatory changes, tax consequences, tenant issues, unexpected expenses, and third-party defaults or failures. In addition, not all risks, scenarios, complications, or possible problems can be predicted, identified, disclosed, or warned against in advance. The nature of real estate and related transactions is dynamic, and potential risks, outcomes, and unforeseen events are effectively unlimited. By using the website or the company’s services, you acknowledge and accept that surprises, unknown risks, and circumstances beyond anyone’s control may arise, and that investors are expected to understand and accept this as part of real estate investment activity.
You remain solely responsible for conducting your own independent review and due diligence before making any decision, entering into any transaction, or relying on any information provided by the company.
5. Third-Party Services, Agreements & Remuneration
The company may introduce, refer, coordinate with, or otherwise involve third parties, including but not limited to sellers, developers, agents, brokers, contractors, lawyers, notaries, banks, mortgage advisors, insurers, management companies, or other service providers. Any information, documents, services, offers, timelines, or agreements provided by such third parties are their sole responsibility. Where applicable, your agreement and dealings may be directly with the relevant third party, and the company is not responsible for their acts, omissions, performance, non-performance, quality of work, accuracy of information, pricing, delivery, or enforcement of any agreement.
The company may also have separate agreements or business relationships with such third parties and may in some cases receive commission, referral fees, or other remuneration from them. Such agreements, arrangements, and commercial terms are confidential business secrets and will not be disclosed to clients. Unless expressly agreed otherwise in writing, any such remuneration does not reduce or replace any fees owed by the client to the company.
6. Insurance
The client is solely responsible for arranging and maintaining any property insurance, whether directly or through a property manager or other third party. The company is not responsible for the validity, adequacy, renewal, scope, enforceability, or quality of any insurance policy, even where assistance was provided in arranging it.
7. Availability
The company aims to keep the website and its services available on a continuous basis but does not guarantee uninterrupted, error-free, or secure access. Temporary interruptions, delays, errors, or unavailability may occur, including for maintenance, technical issues, third-party failures, or reasons beyond the company’s control. No compensation shall be due for downtime or lack of availability.
8. Intellectual Property
All intellectual property rights in and to the website, its content, materials, branding, and related communications belong to the company unless otherwise stated. No content may be copied, reproduced, distributed, published, modified, or used without the company’s prior written consent. Links to external websites are provided for convenience only and do not imply endorsement. The company is not responsible for the content, accuracy, or availability of any external sites.

These Terms and Conditions are governed by and construed in accordance with the laws of Poland.
11. Fees & Payments
All fees paid to the company are non-refundable under any circumstances, unless expressly agreed otherwise in writing.
Standard commission: 3% of the transaction value.
Payment terms: 50% of the commission is due upon signing a reservation agreement or preliminary agreement (if applicable), and the remaining 50% is due at any notary signing. If no preliminary or reservation agreement is signed, the full commission is due at the notary signing.
Travel costs, accommodation, administrative costs, third-party expenses, and any other out-of-pocket expenses, where applicable, are not included in the commission unless expressly agreed otherwise.
